EPCs for domestic properties give an energy rating from G to A, with a numeric scale to give a more precise figure. G indicates a very poor rating and A an excellent rating. The average rating across all UK dwellings is around 60 (D).

SAP Calculations and New Built EPCs
If you’re working on a new residential development or conversion, Building Regulations require you to have a SAP calculation made on your property.
An SAP rating is the calculation that is required to produce a Predicted Energy Assessment and an On Construction Energy Performance Certificate (As Built EPC).

SBEM Calculations and Commercial EPCs
The SBEM methodology calculates the monthly energy use and carbon emissions of a building based on its size, orientation, geometry, construction and systems.
